Estimates, quotes and invoices are for the work stated. Any unknown or unforeseen damages to area not caused by Bellaire Fine Homes or their representatives will be considered a change order and will be charged $68 per hour per carpenter. Materials will be billed at cost with a 20% management fee.
A 35% deposit is required to schedule trades and begin scope of work. Throughout the renovation process, Bellaire Fine Homes will request draws reflecting the balance. These draw requests keep trades scheduled, materials ordered, and keep the job progressing without lapse in schedule or delays.
If General Purchase Agreement contains specific materials only i.e. countertops or cabinetry without installation, hardware, or other miscellaneous materials, 50% of the total cost will be required to order. Remaining balance must be paid in full before materials are delivered to HM Construction/Bellaire Fine Homes/Cedar Creek Cabinetry.
Client agrees during renovation process to maintain distance from the construction zone to keep both Bellaire representatives & the client safe during the process. Only after the jobsite it cleaned up for the day can client enter freely.
For all cabinetry & countertop warranties, finish policies, care and maintenance please refer to provided documentation.
Deposits for materials such as cabinetry or counter tops are non refundable due to these materials being not being a “stock item” Cabinetry & countertops are considered custom made for each client in mind.
Additional scopes of work or items requested by homeowner are welcomed but please be aware changes in the scope of work changes the timeline of the renovation. Additions can be discussed on site but do require change order documentation. Payment for change orders need to be settled before said additions are executed.
